This is a home built in 1978. Wood framed chimney which definitely exceeds 30" in width. The roof covering is new within the last 5 years or so. Could ventilation blockage be the cause of this discoloration. ....Attic is ventilated by eaves vents/exhaust fan. The eaves are blocked with insulation. I recently inspected a new home. I mentioned the NRCA saying that drip edge is required on all roofs. The builder has come back and says that it is only required on 6 pitch or less. He does have a tight 1 by 2 shingle mold installed. They want me to change my report. This is a turn-key purchase.....Read More

Today's inspection had a home that had the south facing side of the roof replaced approx 7 yrs ago with a comp shingle but, the north facing side was not touched(left with wood shingles). Here's a first for me. This is a 1981 home but this roofing was supposedly installed in 1998. Hard plastic, sort of hollow with ridges like some composite decking. All of the "shakes" were badly curled and had obviously also gotten brittle as indicated by many broken shakes, many of them snapped.....Read More

Good point (earlier post) about always inspecting attic before going on roof, so here's my question:..Never had the experience of stepping through or falling through a roof with rotted sheathing or possible just a big hole hidden/ covered by asphalt shingles (though have had a couple near misses.).....Read More
