Protecting your interest is our only businessASHI Certified Home Inspections in the Tampa Bay area

Purchasing a home in the Tampa Bay area is likely the biggest investment you will ever make. A huge decision that can be an emotionally charged event filled with anxiety, hopeful dreams and sometimes disappointments after moving in. It is a decision that will affect you and your family for years to come. And of course, there is always considerable risk involved when making such a large purchase decision, whether the house is primarily a financial investment, or if you plan on living there.Though the home buying process can be extremely stressful and confusing, financial disaster or disappointments can be avoided or minimized if you know the true condition of the home.  Our Certified Home Inspection will identify hidden or intentionally concealed problems, offer solutions, and give cost estimates for major repairs and replacements when appropriate. Our Tampa Home Inspector's thorough and comprehensive, computer generated report, with digital imagery offers the crucial information a buyer needs to make his or her own decisions about accepting or declining the seller's offer. This Certified ASHI Home Inspection Report will empower the buyer with knowledge and information to re-negotiate price, ask for repairs prior to closing, or build in an allowance for the buyer to make repairs. These allowances for correcting deficiencies usually far exceeds the cost of an inspection. We guarantee the satisfaction of our home buying clients!!!

When Thoroughness and Accuracy Matters,  Knowledge & Experience is Needed

Experience is What you Need. It is important to find a Certified ASHI Home Inspector in the Tampa Bay area that is aware of the sometimes-unique building and remodelingYour Inspector's Credentials are important - verify what they claim to have practices found in Florida. This is especially true in homes built here in the 50's, 60's, and 70's. Quite often they have been remodeled over the years by the homeowners themselves, by "Handy Men" (un-licensed contractors), or otherwise had significant work done without required permits. We see many examples of room additions that started out as patios, carports or garages, altered to become enclosed "Florida Rooms", bedrooms, bathrooms or other full "liveable" room space. In many cases it was discovered that there was no consideration regarding foundations, roof support, slab thickness, electrical needs, insulation or flashing details. Concrete slabs of patios, carports and garages are never the same elevation as the existing structure foundation, which usually results in water intrusion when recognized construction practices are not followed...and they often are not. In recent decades, the supply & demand imbalance of knowledgeable construction workers in Florida has resulted in significant problems with improperly installed siding and roof flashings. Resulting water intrusion and deterioration may not become apparent for quite some time, which is why you should choose only an ASHI Certified Home Inspector who is also Certified by the International Code Council (ICC) in Building Structural, Electrical, Mechanical and Plumbing.

I was just wondering if 100's of crickets in a crawlspace was a sign of something else. A few of the crawlspaces I've been in around here have crickets all over the place. In fact when I see them, it's either 100's or none.

So, if you open a crawlspace cover, peeked in and saw crickets all over........
