Protecting your interest is our only businessASHI Certified Home Inspections in the Tampa Bay area

Purchasing a home in the Tampa Bay area is likely the biggest investment you will ever make. A huge decision that can be an emotionally charged event filled with anxiety, hopeful dreams and sometimes disappointments after moving in. It is a decision that will affect you and your family for years to come. And of course, there is always considerable risk involved when making such a large purchase decision, whether the house will be an investment property, a seasonal home, or if you plan on living there.Though the home buying process can be extremely stressful and confusing, financial disaster or disappointments can be avoided or minimized if you know the true condition of the home. This is probably not the best time to succumb to the common tricks & gimmicks such as coupons and “limited time offers” by assuming all licensed inspectors are even close to having similar experience & qualifications. Our Certified Home Inspection will identify hidden or intentionally concealed problems, offer solutions, and give cost estimates for major repairs and replacements when appropriate. Our Tampa Home Inspector's thorough and comprehensive, computer generated report, with digital imagery offers the crucial information a buyer needs to make his or her own decisions about accepting or declining the seller's offer. This Certified ASHI Home Inspection report will empower the buyer with knowledge and information to re-negotiate price, ask for repairs prior to closing, or build in an allowance for the buyer to make repairs. These allowances for correcting deficiencies usually far exceeds the cost of an inspection. We guarantee the satisfaction of our home buying clients!!! Same day Inspection Reports, or it's FREE!!! Guaranteed!!!

When Thoroughness and Accuracy Matters,  Knowledge & Experience is Needed

Experience is What you Need. It is important to find not only a Florida licensed inspector, but much more critical, a Certified ASHI Home Inspector, ICC R5 code certified (see verification link below). We are COMPLETELY INDEPENDENT!!! In fact, well over 95% of all home inspectors in the Tampa Bay area rely on real estate agents for nearly all of their business! We do NOT even walk into real estate offices, ever! You need a totally independent inspector...someone who will, without any hesitation whatsoever, tell you what you need to know about the home. You need an independent inspector with extensive experience in the Tampa Bay area, someone who is aware of the sometimes-unique building and remodelingYour Inspector's Credentials are important - verify what they claim to have practices found in Florida. This is especially true in homes built here in the 50's, 60's, and 70's. Quite often they have been remodeled over the years by the homeowners themselves, by "Handy Men" (un-licensed contractors), or otherwise had significant work done without required permits. We see many examples of room additions that started out as patios, carports or garages, altered to become enclosed "Florida Rooms", bedrooms, bathrooms or other full "liveable" room space. In many cases it was discovered that there was no consideration regarding foundations, roof support, slab thickness, electrical needs, insulation or flashing details. Concrete slabs of patios, carports and garages are never the same elevation as the existing structure foundation, which usually results in water intrusion when recognized construction practices are not followed...and they often are not. In recent decades, the supply & demand imbalance of knowledgeable construction workers in Florida has resulted in significant problems with improperly installed siding and roof flashings. Resulting water intrusion and deterioration may not become apparent for quite some time, which is why you should choose only an ASHI Certified Home Inspector who is also Certified by the International Code Council (ICC) in Building Structural, Electrical, Mechanical and Plumbing.

Verify Tampa area Home Inspector Certifications!

Be aware of unscrupulous inspectors in the Tampa area advertising that their reports "meet or exceed all ASHI and FABI standards of practice" even though they aren't qualified to make this statement. What they don't tell you is that they are not actually Certified by these highly regarded organizations. These same "so-called-inspectors" often mention being a member of the International Code Council, and put the ICC logo on their web sites, even though in most cases, they have no certifications whatsoever. Fact is that anyone can become a member of the ICC simply by mailing in a check. Verify Tampa area Home Inspector Certifications! Also be aware that with most multi-inspector (high-volume, quick inspection) companies, the owner is sometimes ASHI certified, but what you want & need to know is the certifications & qualifications of each and every inspector involved with inspecting your home...often the biggest investment of your life. Unfortunately it is incredibly easy to simply become a Licensed Home Inspector in Florida. Verify the credentials that matter!

Our licensed & certified inspectors are thoroughly familiar with both the theoretical and practical aspects of building construction and analysis. Our certified inspectors are all tested and Certified by the Examination Board of Professional Home Inspectors. In addition, all of our home inspectors are required to be tested and Certified as Residential Code Inspectors by the International Code Council (ICC), which is the testing authority for all Florida State and County Code Inspection Officials. Our chief home inspector is a Registered Professional Inspector (FABI), Certified ASHI Member, Code Certified Residential Building, Electrical, Plumbing and Mechanical Inspector, Member of the International Association of Electrical Inspectors (IAEI), Member of the Building Officials Association of Florida (BOAF), and has over 30 years experience in the construction trades. In addition, all of our inspectors are required to attend 90 hours of specialized instruction from the nation's premier home inspection academy (ITA), and receive a minimum of 40 continuing education training hours each year. Member of the Greater Wesley Chapel Chamber of Commerce, and the Central Pasco County Chamber of Commerce (Land O' Lakes). We are considered by many in our industry as "Tampa Bay's Premier Inspection Company".

We inspect every home as if it was for our own Mother!

Foreclosed, Bank Owned, Short Sale Homes - If you happen to be considering the purchase of a “Foreclosed, Bank Owned” or “Short-Sale” home, the biggest misconception you may be told is that since the contract is “AS – IS” you won’t need a home inspection. In fact, several of my clients have actually told me that their “unscrupulous” real estate agents have suggested that a home inspection would be a complete waste of money. Nothing could possibly be further from the truth! “Foreclosed, Bank Owned” and “Short – Sale” homes should never, under any circumstance, be purchased without a thorough, comprehensive home inspection!

How Long Does a Thorough Inspection Last? - Our home inspections in Pasco, Pinellas, Hillsborough and Hernando counties generally last 3 to 4 hours, though often much more for larger, complex stuctures. Our inspections take a little longer than many within the industry; however, Buyer's Choice Home Inspection believes that our clients deserve the extraordinary attention to detail that our home inspectors provide at every inspection. We strongly encourage all of our clients to accompany us during the inspection. You should feel free to ask the inspector any questions you may have during the examination process. The inspector will point out problems and explain them to you. The inspector will also show you the good points of the house as well. Plus, we will explain what routine maintenance is needed to keep the house in top condition. This will help you to get the most benefit from the inspection and gain the most understanding of the systems that make up your home, and how to maintain it.

Scheduling Your Home Inspection - Pasco, Pinellas, Hernando and Hillsborough county home buyers are often limited from Call us at (813)263-47535 to 10 days to get a home inspection. We highly recommend that you schedule it as quickly as possible. Often times you may need to obtain quotes or bids from specialized contractors as a result of our findings. This will also take additional time, so don't put yourself in a situation of having to rush, which is never a good idea. Because timeliness is important, we can usually schedule your real estate inspection within 5 to 7 days of your call, but if you were to wait several days after the effective date of your contract, you may find it very difficult to find a "top tier inspector". We perform home inspections 7 days a week when necessary, but last minute inspection requests are sometimes impossible to accommodate. Our service area includes not only Wesley Chapel and Land O' Lakes, but all of Pasco county, Pinellas county, Hillsborough county and Hernando county. Call us now at (813)263-4753, or Email us with your questions.

How Much Will The Home Inspection Cost? - The price will vary based on the size and age of the structure, and a few other factors. An exact inspection fee will be quoted when you call. We are price competitive with other "Top Tier" certified inspectors in the Tampa area. We will beat any quoted inspection fee from any home inspection company, as long as the inspector performing the inspection is a Certified Inspector of the American Society of Home Inspectors (ASHI), Registered Professional Inspector with the Florida Association of Building Inspectors (FABI), and ICC code certified as a Residential Combination Inspector. Call us for an immediate quote, or Email us with the property address and we will contact you ASAP.

Special Pricing for MacDill AFB area Military FamiliesSpecial Pricing for MacDill Military Families - As our way of expressing our thanks and appreciation for your dedicated service to our country, we offer special pricing on all home inspection services provided to MacDill AFB area Active Duty Military families, Reserve & National Guard families, as well as Veterans & Military Retiree families throughout the greater Tampa Bay area.

Be Assured of our Objectivity! - We do not solicit or perform any of the work we recommend, are not affiliated with any contractor, or give or receive any referral fees. This assures that our recommendations are objective and unbiased.

Unconditional Guarantee - If home buyers are not completely satisfied with the quality of our inspection, they owe us nothing! We hope you will allow Buyer's Choice Home Inspection the opportunity to exceed your expectations.
